Our Process

Project Development

Black Creek Builders is ready to help, from the moment you get in touch. Tell us everything you know about your project, and we’ll come out and walk the site with you and/or your representatives, ask questions, make observations, review plans, recommend architects and engineers, or provide design-build services. This phase often yields a preliminary estimate with budget and takeoffs based on square footage, your needs, and our experience. We may also coordinate with utilities and municipalities to help you apply for city grant money and get your permit process started.


Our preconstruction services deliver safe passage through the bidding, planning and design phase of your project. We’ll assign a project manager to your job, meet with your design team and coordinate with your lender to refine details, arrange site walks with subcontractors, procure permits and insurance certificates, and provide exploratory demolition and opportunities for value engineering. At the end of preconstruction, we’ll present you with a detailed proposal, takeoff budget, and construction timeline, based on your set of plans, and our legwork and expertise.


Construction + Project Management

During the construction phase of your project, one of our highly skilled project managers will provide the leadership, oversight, handholding, and humor necessary to make your project successful. They will manage labor, budget, scope and schedule, coordinate subcontractors and materials, prepare change orders or RFIs, solve problems, and execute smart decisions in the field. To keep clear communications, we will have weekly meetings with you and your team, to review progress, answer questions, and help determine any final details. Our goal is to provide you with a quality product and exceptional service from start to finish.


At Black Creek Builders, we value transparency. We use innovative construction software and technology to track every bit of time and money spent on your project, so we can show you how it aligns with your contract budget. Whether your job has a fixed bid or the more common cost-plus structure, our open-book invoices show actual hours worked, actual materials installed, and percentages of work completed by construction category. In contrast to most contractors, we do not add a markup on our materials or subcontractors. Instead, our overhead is included in our labor rates. We add a 2% markup for general liability insurance and 5-10% for profit.  

Project Completion

At Black Creek Builders, we’re almost as excited about your project as you are, and at the end, we want you to be happy with our work. As your job nears completion, we’ll walk the site with you to make punch lists, wrap up little details, and tie up loose ends. We’ll final your permits, apply for certificates of occupancy, and provide lien releases, specs, and manuals as needed. If appropriate, we’ll take (and share) professional photos and showcase your new restaurant, store, office, remodel, or TI on our website. We’ll deliver your project, clean and beautiful, ready for you to move in or open up.

Post-construction Maintenance

Even after your project is completed, we’re still here for you. We know that things come up, little tweaks and adjustments, changes, or maintenance. Maybe you need advice or a referral. We care about our customers, and we like to think we’re good people, so we often go above and beyond our warrantees, or come out and take care of unexpected repairs or miscellany without having to go through the entire contract process all over. In our experience, happy clients call us again when they’re ready to start the next project.
